The Village of Yellow Springs Building Department ensures that all buildings, whether residential or commercial, meet required safety and health standards. The Village partners with the National Inspection Corporation (NIC) to conduct building plan reviews and building inspections.

A permit from the Village is required before the start of any construction or changes to a building, including projects like enlarging, repairing, demolishing, or changing its use, or any work on any electrical, gas, mechanical, or plumbing systems. This includes installing, altering, or fixing any of these systems. NOTE: The Village conducts inspections of all systems except plumbing.

BUILDING PERMIT PROCESS

* Oftentimes, a Zoning Permit is required in order to obtain a Building Permit. Be sure to check with the Planning & Zoning Department before submitting a Building Permit application. NOTE: For additions, decks, and new dwellings that do not require any other type of Zoning Permit, use the New Construction permit application. Once the appropriate Zoning Permit has been issued, a Building Permit application can be submitted.

* If the total impervious surface area will increase, a stormwater management plan must be submitted along with the Building Permit application.

* If work will be conducted in the right-of-way (sidewalk, road, driveway apron, etc.), a Working the Right-of-Way permit is required. For more information about working in the right-of-way, click here.

* Payments may be made over the phone by card, or in person via cash, card, or check.
